Cancellations, for any reason need to be made 14 days prior to check in, in order to receive a full dollar value House Credit to apply to a future reservation that is valid for 1 year.
Cancellations less then 14 days will receive a 50% value House Credit that is also valid for 1 year.
Cancellations less the 4 Days will receive no credit and the reservation is forfeited.
The heated pool is scheduled to open for the 2025 season May 23, we do not have a hot tub
Our pool which is heated will be open for the season May 25 and close September 30. All non-potty trained children must wear a DISPOSABLE swim diaper. The use of washable or reusable swim diapers is not permitted. Thank you for your cooperation.
All the tiny houses have heat and air conditioning.
Yes, you can bring your dog, a one-time $45. fee applies per dog. All houses are dog friendly. On property we have two locations our pool and the makers studio, that dogs are not permitted. Exceptions to this policy are service dogs as defined by the ADA, We have a creek and waterfall that owners are more then welcome to bring the dogs down to for a swim. In the warmer weather dogs can join the crafting but will be seated in an outside area to participate. We love dogs, not all our guests feel the same way. The crafting studio has lots of movement, with children possible and is not a very large space, as such we have created this policy to insure the safety of all our guests. We would appreciate your cooperation in this matter. We do permit dogs to stay inside the tiny houses, we assume they are not destructive, puppies will need to be crated to be left alone, if you need to borrow a crate let us know. We do adhere to ADA definition of a service dog. Please read below:
Service animals defined as dogs that are individually trained to do work or perform tasks for people with disabilities. Service animals are working animals, not pets. Dogs whose sole function is to provide comfort or emotional support do not qualify as service animals under the ADA. A service animal must be under control of its its handler. Service animals must be harnessed, leashed or tethered, unless the individuals disability prevents using these devices or these devices interfere with service animals safe, effective performance of tasks.
We have two tiny houses that are Cat friendly – The Boho and The Big One are cat friendly $100 per cat fee. Otherwise, Cats, birds, bunnies, lizards, snakes, hamsters, gerbils, and all other pets aside from dogs are not permitted.
Our pricing is based on double occupancy. Rate will increase 50pp per night. Children / Infants are welcome and count as people in terms of occupancy. Please do not book a tiny house that can not occupy the number of people in your party. The additional people fee applies to adults and children 2 and over. If traveling with a child under 2 and they are not permitted in the pool or on the pool deck. There are no exceptions to this rule.
Our rates fluctuate and are based on view, number of people and demand. We have a software overlay which changes the prices almost on a daily basis. If you see a rate on an open weekend, it will always be the lowest price when demand is low, if demand is high, prices will increase. Any questions please reach out. 518-622-2626
All the tiny houses have slightly different kitchens and cooking equipment. The Mystic, Nest Inn, HoneyComb and Hideout, Lodge, Mocha, Oki, Vista all have a two or three burner cook top, with small oven, full size fridge.
The Little Bear, The Lux, The Flat and Big One all have a full size oven and full size fridge.
The Mizu has a two burner gas cooktop, full fridge
The Green Bean has a two burner induction cooktop and a half fridge
The Boho has a portable electric cook top, and a half fridge
All the houses have a weber grill, microwave, toaster, pots n pans for type of cooktop ( 1 pot to make pasta, 1 sauce pan) houses that sleep more then 2, have more pots and pans. There is the necessary silverware, cups, and cooking equipment to make a meal. Grill tools are provided. Propane is supplied for the grill and firetable should your house have a firetable.
All the tiny houses have regular flush toilets, either a tub/shower combo or a stall shower. All the houses have instant hot water and plenty of it.
We have a wonderful supermarket Hannafords located less then 2 miles up the road. A liquor store is located in the next little shopping plaza from the supermarket. We have a few options for food delivery, and we have many restaurants in the nearby towns of Catskill, Hudson, Woodstock and Saugerties.

Check in is set at 3pm, Check out at 11am. If you book a Premium Waterfront or Premium Waterview home, you are free to arrive on property at 12PM, while your house will not be available until 3pm, pack a bag and enjoy the amenities on property. You are free to use all including joining the scheduled crafts for the date of check in. The Premium houses that are included in early arrival are The Mystic, The Nest Inn, The HoneyComb, The HideOut, The Flat and The Big One.

Yes, a permit is required (Walmart if needed) – Trout, Lunker Bass and a large variety of Pan Fish are in the creek.
Both kayaking and tubing are seasonal and contingent upon the water level and the speed that the water is traveling, There is no additional charge for these activities, you reserve your time slot on the day you would like to do the activity.
In the Winter when there is snow we have sleds, tubs, snow shoes, In the Summer (May 10 – Sept 20) we have a heated pool, and garden. All year long we have hiking, a waterfall, the creek, ducks, chickens and goats to visit. Fresh eggs from our hens are available daily. (half a dozen per home is complimentary) Outdoor games, firepits to enjoy a fire. BBQ we supply propane – Our tiny store provides games to borrow, snacks and local crafts. Each season provides a different setting on property.
Each house has a firepit outside for a wood burning fire, firewood must be purchased on the property. ($5 per bundle which lasts most people two nights – $2 fire starter) For those who would like a single match light we do sell duraflame logs in our store. Wood from outside of the property is not permitted to be transported. This is a requirement of the state that we adhere too strictly. There is a serious issue of invasive species being transported on wood. Fires should never be above the knee and we do require guests to never leave a fire unattended.
We are staffed 7 day a week till 9pm for non emergency assistance. A phone number is provided for guests to reach in the event of an emergency. We communicate via a special text message. After hours the office phone will be directed where to call for emergency use only.
We do allow guests to have visitors. The fee for each guest is $50. for the day, the guests can be on property is 9am-9pm. There is a maximum of 4 guests per house. Guests will be required to register at the office, sign our liability release and follow all the rules of the resort. Guests will park in assigned guest parking. Guest who do not leave at 9pm, will be charged an additional $25. per person, per hour present. All visitors will be required to leave a credit card on file.
If you are looking for a quiet place to hang out with friends, feel free to reach out, if you are looking for a wild and crazy time, we are not the place for you. Chill around a fire yes, carry champagne bottles all around property, not the right place.
The tiny houses are not shared, the property and the amenities on the property are shared. We are never crowded even when full.
We do offer seasonal off property bike rentals. These electric bikes are fantastic to experience a section of the New York State Empire trail. A wonderful experience. Ages 12 and over on the bikes. Ask us for details, additional fee applies.
