All of our tiny houses are recreational vehicles, often abbreviated as RV, is a motor vehicle or trailer that includes living quarters designed for accommodations.

Cancellations, for any reason need to be made 14 days prior to check in, in order to receive a full dollar value House Credit to apply to a future reservation that is valid for 1 year.

Cancellations less then 14 days will receive a 50% value House Credit that is also valid for 1 year.

Cancellations less the 4 Days will receive no credit and the reservation is forfeited.

*Rebooking reservations with a House Credit will be booked into the “Rebooked Credit” rate category, which is based off of the standard rate

**Discounted rates are subject to a no credit, no date change policy. Please be sure to read the cancellation policy of the rate category that you are booking.

 

Club Level Guests may have upto 4 guest passes per reservation. The Guest Pass fee is $50 per person 9am-9pm – $25 per person for 5pm-9pm. Guest Passes are able to use resort facilities, such as the pool, pickle ball courts, and outdoor movies. They are not able to participate is orginized activities such as craft classes, goat yoga, goat walk, tubing, or kayaking.

A La Carte guests are not eligilble for guest passes. 

Day Passes are available for purchase. Day pass holders have access to all resort facilities and all orginized activities*. They can be purchased as Full Day 10am-6pm or Half Day 2pm-6pm. Click HERE to see rates. *goat yoga and outdoor movies are sold seperatly and not included with Day Passes.

For Club level Guests who would like to have Day Passes stay after 6pm, Their Day Pass guests will then use guest passes at $25 per person to stay until 9pm.

The heated pool is open Mid April – Mid October. Specific dates vary. Contact us for specific opening and closing dates.

All the tiny houses have heat and air conditioning.

Yes, you can bring your dog, a one-time $50. fee applies per dog.  All houses are dog friendly.  Dogs are not premitted in the Craft Studio, In the pool area or in any animal enclosures. Exceptions to this policy are service dogs as defined by the ADA, We have a creek and waterfall that owners are more then welcome to bring the dogs down to for a swim. We love dogs, not all our guests feel the same way. The crafting studio has lots of movement, with  children possible and is not a very large space, as such we have created this policy to insure the safety of all our guests.  We would appreciate your cooperation in this matter.  We do permit dogs to stay inside the tiny houses, we assume they are not destructive, puppies will need to be crated to be left alone, if you need to borrow a crate let us know.  We do adhere to ADA definition of a service dog. Please read below:

Service animals defined as dogs that are individually trained to do work or perform tasks for people with disabilities. Service animals are working animals, not pets.  Dogs whose sole function is to provide comfort or emotional support do not qualify as service animals under the ADA.   A service animal must be under control of its its handler.  Service animals must be harnessed, leashed or tethered, unless the individuals disability prevents using these devices or these devices interfere with service animals safe, effective performance of tasks.  

We have several houses that allow cats with a cat fee of $100 per cat. The Model, the Boho, the Little Bear and the Big One allow cats. Otherwise birds, bunnies, lizards, snakes, hamsters, gerbils, and all other pets aside from dogs and cats are not permitted.

Our pricing is based on double occupancy. Rate will increase $50 per person per night after the initial 2. Children / Infants are welcome and count as people in terms of occupancy. Children age 2 and under will not have an additional per person fee, but they do count toward the overall occupancy of the house. Please do not book a tiny house that can not occupy the number of people in your party.  Promotional rates are available online exclusively, must be made at the time of reservation, all require a two night minimum and offers can not be combined. 

All the tiny houses have slightly different kitchens and cooking equipment. The Mystic, Nest Inn, HoneyComb and Hideout, Lodge, Mocha, Oki, Vista all have a two or three burner cook top, with small oven, full size fridge.

The Little Bear, The Lux, The Flat and Big One all have a full size oven and full size fridge.

The Mizu has a two burner gas cooktop, full fridge

The Green Bean has a two burner induction cooktop and a half fridge

The Boho has a portable electric cook top, and a half fridge

All the houses have a weber grill, microwave, toaster, pots n pans for type of cooktop ( 1 pot to make pasta, 1 sauce pan) houses that sleep more then 2, have more pots and pans. There is the necessary silverware, cups, and cooking equipment to make a meal. Grill tools are provided. Propane is supplied for the grill and firetable should your house have a firetable.

All the tiny houses have regular flush toilets, either a tub/shower combo or a stall shower. All the houses have instant hot water and plenty of it.

We have a wonderful supermarket Hannafords located less then 2 miles up the road. A liquor store is located in the next little shopping plaza from the supermarket. We have a few options for food delivery, and we have many restaurants in the nearby towns of Catskill, Hudson, Woodstock and Saugerties.

Yes, a permit is required (Walmart if needed) – Trout, Lunker Bass and a large variety of Pan Fish are in the creek.

Both kayaking and tubing are seasonal and contingent upon the water level and the speed that the water is traveling.

There is no additional charge for these activities if you are booked in Club Level.

In the Winter when there is snow we have sleds, tubs, snow shoes, In the Summer (May 10 – Sept 30) we have a heated pool, and garden. All year long we have hiking, a waterfall, the creek, ducks, chickens and goats to visit. Fresh eggs from our hens are available daily. (half a dozen per home is complimentary) Outdoor games, firepits to enjoy a fire. BBQ we supply propane – Our tiny store provides games to borrow, snacks and local crafts. Each season provides a different setting on property.

Each house has a firepit outside for a wood burning fire, firewood must be purchased on the property. ($5 per bundle which lasts most people two nights – $2 fire starter) For those who would like a single match light we do sell duraflame logs in our store. Wood from outside of the property is not permitted to be transported. This is a requirement of the state that we adhere too strictly. There is a serious issue of invasive species being transported on wood. Fires should never be above the knee and we do require guests to never leave a fire unattended.

We are staffed 7 day a week till 9pm for non emergency assistance. A phone number is provided for guests to reach in the event of an emergency. We communicate via a special text message. After hours the office phone will be directed where to call for emergency use only.

If you are looking for a quiet place to hang out with friends, feel free to reach out, if you are looking for a wild and crazy time, we are not the place for you. Chill around a fire yes, carry champagne bottles all around property, not the right place.

The tiny houses are not shared, the property and the amenities on the property are shared. We are never crowded even when full.

While there are wonderful trails to ride on nearby, we do not permit riding of bicycles on our property.  Our property is hilly and our paths are gravel. We do offer Seasonal Off property bike rentals. These electric bikes are fantastic to experience a section of the New York State Empire trail. A wonderful experience. Ages 12 and over on the bikes. Ask us for details, additional fee applies.
